Project Details

The successful Associate Director – Delay Analysis will join an established specialist construction disputes team in Singapore, working alongside senior consultants, directors and recognised delay experts.

The role will involve leading major delay and disruption assignments relating to significant building, infrastructure, transport, energy and engineering projects in Singapore and across the wider Asia-Pacific region.

Assignments may include complex extension of time claims, forensic programme analysis, disruption assessments, arbitration proceedings, litigation and other forms of formal dispute resolution. The successful candidate will provide strategic advice to clients, lead analytical workstreams and support expert witnesses in presenting robust, evidence-based opinions.

Responsibilities and Duties

The Associate Director – Delay Analysis will take a senior role in the delivery of complex construction claims, dispute resolution and expert witness assignments.

You will lead project teams, manage key client relationships and provide high-level technical and strategic advice on delay, disruption and programme matters.

Responsibilities will include:

• Leading complex forensic delay analysis assignments on major construction and engineering disputes
• Managing and directing teams of delay analysts, planners and consultants
• Reviewing baseline programmes, updated schedules, progress records, correspondence, meeting minutes and other contemporaneous project documentation
• Applying recognised delay analysis methodologies, including Time Impact Analysis where appropriate
• Identifying critical and near-critical delay events and assessing their effect on project completion
• Evaluating causation, concurrency, mitigation, critical path and responsibility for project delay
• Preparing and reviewing extension of time claims, disruption claims and programme-related contractual submissions
• Developing claims, dispute resolution and dispute avoidance strategies for clients
• Supporting delay experts in the preparation of expert reports, rebuttal reports, joint statements, presentations and hearing materials
• Reviewing technical analysis and written work produced by junior and mid-level consultants
• Producing clear, persuasive and evidence-based reports for clients, legal advisers, tribunals and other stakeholders
• Advising clients and legal teams on complex planning, programming and delay-related issues
• Attending client meetings, legal conferences, mediations, arbitrations and other formal dispute resolution proceedings
• Managing assignment budgets, programmes, resources and deliverables
• Maintaining strong client relationships and identifying opportunities for additional advisory support
• Contributing to business development, proposal preparation and client presentations
• Supporting the recruitment, mentoring and professional development of junior consultants
• Promoting high standards of quality, consistency and technical excellence across the Singapore disputes team
• Supporting the continued growth and market profile of the delay analysis practice in Singapore and the wider Asia-Pacific region

Desired Skills and Experience

The employer is seeking a highly experienced construction disputes professional with a strong background in planning, project controls, forensic delay analysis and construction claims.

Suitable candidates should demonstrate:

• Approximately 10 or more years of relevant construction industry experience
• Significant professional experience gained in Singapore or the wider Asia-Pacific construction market
• Strong experience in forensic delay analysis, construction claims, project controls or dispute resolution consultancy
• A successful track record of leading complex delay and disruption assignments
• Detailed knowledge of construction programmes, critical path analysis and project progress assessment
• Extensive experience preparing or assessing extension of time claims and delay-related contractual submissions
• Strong knowledge of recognised delay analysis methodologies and current industry practice
• Experience supporting expert witnesses in arbitration, litigation or other formal dispute resolution proceedings
• The ability to review and interpret large volumes of technical, contractual and project documentation
• Strong commercial awareness and a sound understanding of construction contracts and claims strategy
• Proven experience managing consultants, analysts or multidisciplinary project teams
• Strong client management, presentation and stakeholder engagement skills
• Excellent written and spoken English
• The ability to draft, review and approve high-quality reports, submissions and expert-support documents
• Strong analytical, investigative and problem-solving skills
• Excellent attention to detail and the ability to maintain quality across multiple assignments
• The confidence to provide strategic advice to senior client representatives and legal teams
• Strong organisational and financial management skills
• Proficiency in Microsoft Word, Excel and PowerPoint
• Advanced practical knowledge of planning software such as Primavera P6, Primavera P3, Microsoft Project, SureTrak or similar applications
• Previous experience contributing to business development, winning work or growing a construction disputes consultancy practice would be highly advantageous.

Qualifications/Educational Requirements

• A bachelor’s degree in Civil Engineering, Construction Management, Project Management, Quantity Surveying or another relevant construction discipline is essential
• A relevant master’s degree would be advantageous
• A postgraduate qualification in construction law, such as an LLM, would be highly desirable
• Chartered professional status with an appropriate body such as MICE, CIOB, RICS or an equivalent organisation is strongly preferred
• Relevant professional training or qualifications in arbitration, adjudication or dispute resolution would be advantageous
