Managing Consultant – Delay Analysis & Forensic Planning | London | c£160,000

Excellent opportunity to join a highly regarded, privately owned construction disputes consultancy working on major international arbitration and litigation assignments.

We're looking for an experienced Delay Analyst at Managing Consultant or Associate Director level or above, with forensic delay analysis experience, supported by prior construction planning or site engineering experience.

The role involves taking real ownership of complex disputes: reviewing evidence, meeting clients, lawyers and technical professionals, applying different delay analysis methodologies and progressing cases through to draft expert reports alongside leading delay experts.

You'll join a small, collaborative team offering excellent training, genuine career progression and opportunities to contribute to business development.

A particularly attractive opportunity for someone seeking greater responsibility, direct expert exposure and an alternative to a large corporate consultancy.

Project Details

  • This Managing Consultant – Delay Analysis & Forensic Planning opportunity offers an attractive alternative to working within a large corporate consultancy. The employer is an independently owned specialist construction disputes business with an established reputation for providing high-quality expert witness services on major UK and international construction and engineering disputes.
  • The successful candidate will work directly alongside highly respected delay experts on major, complex and often high-value international disputes, particularly those proceeding through international arbitration and litigation.
  • Assignments may involve large-scale civil engineering and infrastructure projects, railways, highways, commercial developments, energy facilities and other technically challenging construction and engineering schemes across the UK and internationally.
  • The position suits an experienced Delay Analyst, Senior Delay Consultant, Managing Consultant, or Associate Director who already understands forensic delay analysis and the construction disputes process and is now looking for greater responsibility, closer interaction with clients and experts, and better opportunities for long-term career development.

This is not an entry-level delay analysis opportunity or a role for someone making their first move from construction planning into disputes. The employer is looking for an established delay analysis professional with substantial specialist experience, ideally supported by earlier practical construction planning or engineering experience.

The successful candidate must be sufficiently experienced and commercially aware to take responsibility for progressing individual disputes from the initial document review through to preparing detailed forensic analyses and draft expert reports.

Working in close consultation with the appointed expert, the Managing Consultant will take considerable ownership of the technical investigations, evidence gathering, client communications, analysis and report preparation required to progress major arbitration and litigation assignments.

The position also offers the opportunity to contribute to the consultancy's wider development, working collaboratively with colleagues to maintain strong client relationships, identify new opportunities, and secure further instructions.

This is an excellent opportunity for an ambitious construction disputes professional who enjoys the technical and investigative aspects of delay analysis, appreciates direct client contact and wants to develop their career in a specialist, team-oriented working environment.

Responsibilities and Duties

As a Managing Consultant specialising in Delay Analysis and Forensic Planning, you will be involved in major, complex international construction disputes from initial instruction through to preparing forensic delay analyses and assisting with the drafting of expert reports.

You will work closely with the appointed delay expert and other members of the consultancy team, and you will be trusted to organise investigations, communicate directly with clients and other relevant professionals, identify missing evidence, and proactively progress assignments without constant supervision.

Your responsibilities will include:

  • Acting as a lead supporting consultant to an appointed delay expert on major UK and international construction disputes, particularly complex arbitration and litigation proceedings.

  • Independently reviewing instructions, contracts, construction programmes, correspondence, progress records and other contemporaneous documents to develop a detailed understanding of each dispute.

  • Organising and participating in client briefing calls and meetings with instructing solicitors, contractors, employers and other relevant parties to establish the background, key issues and evidence requirements of each case.

  • Proactively arranging and conducting information-gathering meetings with architects, engineers, designers, construction managers, planners and other project participants to establish the factual circumstances surrounding project delays.

  • Identifying gaps, inconsistencies, and unanswered questions in project records, preparing requests for further information, and following these through to obtain the required evidence.

  • Preparing detailed factual chronologies, documentary evidence reviews, programme assessments and event-by-event analyses to establish the nature, causes and extent of construction delays.

  • Independently undertaking forensic delay analysis of complex construction programmes, including critical path analysis and assessing concurrent, critical, and non-critical delays.

  • Demonstrating the ability to understand, select and apply a range of recognised forensic delay analysis methodologies according to the particular circumstances, available project records and requirements of each dispute.

  • Undertaking analyses using methodologies such as Time Impact Analysis, Windows Analysis, As-Planned versus As-Built, Collapsed As-Built and other appropriate prospective and retrospective techniques.

  • Applying sound professional judgement when evaluating the strengths, limitations and suitability of different delay analysis methodologies, consulting with the appointed expert to agree the most appropriate analytical approach.

  • Using Primavera P6, Asta Powerproject and other appropriate planning tools to analyse baseline and updated programmes, progress records and as-built information.

  • Taking responsibility for progressing the analytical, investigative and documentary elements of individual dispute assignments to the draft expert report stage.

  • Preparing clear, logical and well-evidenced draft sections of expert reports, including technical narratives, findings, chronologies, programme exhibits and supporting appendices.

  • Ensuring analyses and conclusions are accurately supported by contemporaneous evidence and presented with clear references suitable for examination during major arbitration and litigation proceedings.

  • Discussing findings, alternative interpretations, technical challenges and emerging conclusions with the appointed expert before finalising draft work.

  • Managing your own workload, priorities and deadlines while maintaining regular communication with the appointed expert and other members of the disputes team.

  • Attending meetings with clients, instructing solicitors and other professional advisers and confidently explaining technical issues, evidence requirements and the progress of delay investigations.

  • Working collaboratively with colleagues across the business to deliver high-quality expert witness services, share technical knowledge and support the successful completion of major international assignments.

  • Contributing to business development activities by maintaining and developing client relationships, recognising opportunities for additional instructions and supporting colleagues in securing new dispute appointments.

  • Participating in client presentations, introductory meetings, and preparing proposals for new international arbitration, litigation, and expert witness assignments where appropriate.

  • Supporting and mentoring less experienced delay analysts and planners and contributing to the continued technical development of the wider team.

  • Maintaining high standards of professional independence, confidentiality, accuracy, and objectivity in preparing forensic analyses and expert witness material.

The role requires someone who can do considerably more than undertake an allocated programme analysis. The successful candidate will understand how to investigate a construction dispute, recognise what additional information is needed, communicate with the relevant people and take the initiative to move the case towards a completed expert report.

Desired Skills and Experience

The employer is seeking an experienced Construction Delay Analyst or Managing Consultant with a proven background in forensic delay analysis and the confidence to support and lead complex international dispute assignments with a high degree of independence.

The ideal candidate will have approximately four years or more of direct specialist delay analysis experience, supported by a substantial earlier career in construction planning or engineering.

Candidates should already understand the fundamentals of construction programming, delay analysis, expert witness work and international arbitration procedures. The employer offers excellent training and mentoring, but the successful applicant must arrive with sufficient specialist experience to make a meaningful contribution to ongoing major dispute assignments.

Essential experience and capabilities include:

  • Ideally, at least four years of early career practical construction experience as a Planning Engineer, Construction Planner, Project Planner, Civil Engineer, Site Engineer, Section Engineer, Senior Engineer or in a closely related role.
  • A minimum of four years of specialist high quality forensic delay analysis experience, gained within a recognised construction claims, disputes, or expert witness consultancy - ideally candidates will be Manager/Senior Consultant/Associate Director level or above already

  • A strong practical understanding of how large and complex construction and civil engineering projects are planned, managed, sequenced and delivered.

  • Previous involvement in major construction disputes proceeding through international arbitration or litigation, with an understanding of the role of an independent delay expert.

  • Experience of reviewing large volumes of construction records, identifying relevant facts and preparing detailed, evidence-based forensic delay analyses.

  • A strong working knowledge of several recognised forensic delay analysis methodologies, with the ability to select, undertake and explain an appropriate analytical approach according to the specific circumstances of each dispute.

  • Experience of applying methodologies such as Time Impact Analysis, Windows Analysis, As-Planned versus As-Built and other recognised prospective and retrospective delay analysis techniques.

  • A sound understanding of critical path analysis, programme logic, progress monitoring, concurrent delay, disruption and extension of time issues.

  • A working understanding of the Society of Construction Law Delay and Disruption Protocol and its relevance to complex construction disputes.

  • Strong working knowledge of Primavera P6 and/or Asta Powerproject, together with good analytical and Microsoft Excel skills.

  • Experience preparing technical reports, investigation summaries, forensic analysis documents or draft expert witness report sections.

  • The confidence and communication skills to participate independently in meetings with clients, instructing solicitors and construction professionals, while recognising when matters require consultation with the appointed expert.

  • The ability to ask appropriate investigative questions, professionally challenge incomplete information, and identify further evidence required to progress a dispute.

  • Excellent written English and the ability to explain complex technical findings clearly, accurately and objectively.

  • Strong organisational skills, sound professional judgement and the ability to manage several competing priorities without excessive supervision.

  • A collaborative approach to working within a small team, with the willingness to contribute to both the successful delivery of existing assignments and the development of new business.

  • The commercial awareness and interpersonal skills to develop positive professional relationships with clients, legal teams and other industry contacts.

  • A proactive approach to problem-solving, combined with the ability to work both independently and collaboratively.

Particularly attractive candidates will have progressed from a substantial hands-on construction engineering or planning career into specialist forensic delay analysis and construction disputes work.

This practical construction background is highly valued because it allows consultants to understand how projects are delivered, recognise the technical significance of project events, and engage credibly with engineers, planners, architects, and other construction professionals during dispute investigations.

Previous experience working closely with a leading delay expert on major international arbitration assignments, coordinating complex forensic investigations or preparing substantial sections of expert reports would be especially advantageous.

The employer is particularly interested in candidates who combine strong technical expertise with professional judgement, initiative, a collaborative outlook and a genuine interest in helping to develop a successful specialist disputes consultancy.

Qualifications/Educational Requirements

  • A degree in Civil Engineering, Construction Management, Construction Project Management or another relevant construction or engineering discipline is strongly preferred.

  • A postgraduate qualification in Construction Law, Construction Dispute Resolution or a related discipline would be advantageous.

  • Professional membership of an appropriate institution such as ICE, CIOB, CIArb or AACE International would be beneficial.

  • Additional training in forensic delay analysis, expert witness procedures or international construction arbitration would be welcomed.

Relevant practical construction experience and proven specialist delay analysis capability will be particularly important when assessing applicants.
