Msheireb: The World's First Sustainable Downtown Regeneration Project. This development is Msheireb Properties flagship project and is set to become a major landmark in Doha when completed. The development will transform a huge area of Doha's city centre and bring it well and truly into the 21st century.
Spread across a 31 hectare (76 acres) site in the heart of Doha, the new town will include hospitality, luxury residential and retail developments as well as cultural and community projects such as schools and mosques . The total value of the projects is expected to exceed £3Bn.
Sustainability runs through the heart of the design of this project and all buildings are targeting a gold rating under the LEED certification system. The quality of design and culmination of natural resources have been combined so as to generate less waste, fewer resources, achieves a reduced carbon footprint and will also cost less to operate.
All of the development will be tightly condensed to encourage walking between the various buildings. Parking in the area will be underground and Doha’s future rail system will wind through the centre of the development. Smart grid technologies and Solar panels will catch the Qatar sun and power all buildings to an extent.
This project combines the design of the latest technologies with traditional local building practices and boasts being the first sustainable regeneration of a downtown area in a modern city.
The various buildings within the development are designed to capture the breeze from the northwest and do their part to keep the pedestrian alleys cool. Adding to this is the design of the zigzag walkways that will offer shade to pedestrians no matter what time of day.
The project started with the enabling works in June 2011, which took almost two years to complete. This involved the installation of 3696 piles and the removal of almost 2m metres³ of soil and rock, creating basements up to 23 metres below ground level.
One of Qatar’s leading real estate developers has been awarded the penultimate stage of the Msheireb mixed use Downtown Doha project to start work later this month.
The main construction of both Phases 2 and 3 is now underway, with each contractor pouring up to 30,000 cubic metres of concrete each month to meet the tight delivery programme.
Phase 1 A consists of Landmark Heritage buildings and amenity and infrastructure Enabling works are complete however the Infrastructure works which were awarded in March 2010 are still being completed. Main building works and the Design build of the District cooling plant are well underway.
Phase 1 B/1C consists of Mosques, Residential, Civil and Leisure buildings. In March 2012 Enabling works and Piling works were completed with basement construction ongoing by International Main Contractors. 1B main building works and basements is ongoing and 1C main building works started construction September 2012
Phase 2 This encompasses retail, commercial and residential developments including key amenities, Cinemas, leading international departmental store and luxury hotels. The main contractor has been on site since November 2012.
Phase 3 involves the construction of a built-up area of approximately 310,000m2 comprising 14 buildings that are up to 22 stories in height as well as four basement levels offering 2,200 parking spaces. It will also comprise two office buildings, 350 residential units spread across 11 buildings, four communal swimming pools in addition to a mosque, retail, hotel and hospitality and community facilities.
The development as a whole is scheduled to be completed by the end of 2016.
This project is one of the many large scale construction developments currently being constructed in Qatar as the country goes through huge change in order to achieve Qatar National Vision 2030 objectives.
