An urgent opportunity for an experienced Project Manager to take charge of the final delivery phase of a luxury leisure development in Barbuda.

The project — comprising a commercial swimming pool, clubhouse and yoga pavilion — is already under construction and approaching a critical deadline for completion.

This role requires a practical, hands-on manager capable of driving on-site progress, coordinating multiple trades, and ensuring delivery to the highest standards of quality and safety. Initially a freelance or short-term contract, there is strong potential for the role to become permanent.

Project Details

Works include the construction and fit-out of a commercial swimming pool, clubhouse and yoga pavilion within a high-end development.

The site is live, with structural, architectural and MEP activities in progress. The appointed Project Manager will be expected to quickly assess the current project status, take control of day-to-day delivery, and implement measures to achieve completion within the set deadline.

Responsibilities and Duties

The Project Manager will:

  • Take immediate responsibility for on-site management of the active project
  • Assess the current project programme and establish revised short-term and completion schedules
  • Lead and coordinate subcontractors, suppliers and trades to maintain momentum towards handover
  • Identify critical path activities and allocate resources to meet key milestones
  • Manage procurement of remaining materials and subcontract packages as required
  • Monitor construction progress, report delays and implement corrective actions
  • Oversee quality assurance, testing, and commissioning for pool and building systems
  • Enforce health, safety and environmental standards across all site operations
  • Liaise with consultants, client representatives and local authorities to ensure compliance and facilitate inspections
  • Manage project reporting, cost tracking, change control and risk management
  • Deliver full project close-out including snagging, final documentation and handover to the client

Desired Skills and Experience

  • Proven experience in taking over and delivering live construction projects to completion under tight deadlines
  • Previous experience with luxury hospitality, resort or leisure facilities preferred
  • Excellent leadership and organisational abilities with strong site management skills
  • Ability to motivate and coordinate multidisciplinary teams in remote or challenging environments
  • Strong understanding of construction sequencing, finishing works, and MEP coordination
  • Financial and contractual awareness for managing costs and progress claims
  • Excellent communication skills and ability to report accurately under pressure
  • Proficiency with project management tools such as MS Project or Primavera

Qualifications/Educational Requirements

  • Degree or equivalent qualification in Construction Management, Civil Engineering or a related field
  • Membership of a professional body (CIOB, RICS, PMI or similar) advantageous
