A Senior Quantity Surveyor with strong NEC contract experience is required by a construction consultancy in Newcastle. The successful candidate will manage commercial activities, oversee change and payments, administer subcontract accounts, advise clients and support junior colleagues across a range of construction and infrastructure commissions.

Project Details

The Senior Quantity Surveyor will manage commercial and cost management activities on construction and infrastructure consultancy commissions in Newcastle and across the North East of England.

Specific project sectors are not currently known. Responsibilities are expected to cover the full commercial life cycle, including NEC contract administration, procurement, payment, change control, cost reporting, dispute avoidance and final account negotiations.

Responsibilities and Duties

The Senior Quantity Surveyor will manage commercial activities at project level and provide informed advice to clients and project teams.

Key duties will include:

  • Interpreting and administering NEC contracts and other standard forms of construction contract
  • Reviewing and negotiating contractual terms with limited senior support
  • Advising project teams on contractual obligations, notices and commercial procedures
  • Managing project risks and opportunities to support profitability and contractual compliance
  • Overseeing change-management processes and maintaining accurate change registers
  • Managing the evaluation and agreement of variations and NEC compensation events
  • Assessing the time and cost implications of project changes
  • Maintaining robust records to protect the client’s contractual and commercial position
  • Advising project teams on effective record-keeping procedures
  • Managing applications for payment and monitoring project cash flow
  • Producing accurate commercial forecasts and ensuring contractual compliance
  • Procuring and commercially managing subcontractors and suppliers
  • Overseeing subcontract accounts and negotiating final accounts
  • Managing cost and value reporting processes and producing detailed commercial reports
  • Advising senior stakeholders on key cost movements and projected outturn positions
  • Managing procurement activities from inception through to appointment
  • Supporting dispute avoidance through effective contract administration
  • Preparing factual and commercial information to support dispute-resolution processes
  • Managing final account activities and negotiating upstream and downstream agreements
  • Mentoring junior Quantity Surveyors and supporting their professional development
  • Building effective relationships with clients, contractors, subcontractors and stakeholders
  • Identifying and implementing improvements to commercial procedures and reporting

Desired Skills and Experience

The successful Senior Quantity Surveyor will be an experienced commercial professional capable of managing projects and advising clients with limited supervision.

Candidates should demonstrate:

  • Significant experience working as a Quantity Surveyor or Senior Quantity Surveyor
  • Strong practical knowledge of NEC contracts and associated commercial procedures
  • Experience administering NEC compensation events, early warnings and payment processes
  • A sound understanding of other standard forms of contract would be advantageous
  • Experience managing project-level risk and opportunity processes
  • Strong change-management and contractual record-keeping experience
  • Experience managing applications, cash flow, forecasting and commercial reporting
  • Proven subcontract procurement and subcontract account management experience
  • Experience preparing and negotiating final accounts
  • The ability to identify potential disputes and support their early resolution
  • Strong commercial judgement and negotiation skills
  • Confident client-facing and stakeholder-management capabilities
  • Experience mentoring or supervising junior commercial staff
  • The ability to present complex commercial information clearly to senior stakeholders
  • Consultancy experience is desirable, although strong contractor-side candidates may also be considered

Qualifications/Educational Requirements

  • A degree in Quantity Surveying, Commercial Management or a related construction discipline is expected
  • Extensive NEC contract knowledge and practical experience are required
  • MRICS, MCInstCES or an equivalent professional qualification is desirable
  • Candidates approaching chartered status may also be considered where they have strong relevant experience
