We are seeking an experienced and driven Construction Site Manager to oversee a portfolio of high-end residential property development projects.

You will be the Construction Site Manager responsible for running one to two sites concurrently. Each site will involve the construction of c.16 townhouses.

The construction projects primarily involve the construction of luxury villas built using concrete structures and finished with dry-lined interiors. A strong emphasis is placed on delivering exceptional, high-specification finishes throughout all apartments

External works include the development of retaining walls and swimming pools.

Responsibilities and Duties

An experienced housing Construction Site Manager is needed to be full-time site-based, running 1 to 2 sites concurrently, and be responsible for the project from the start of excavation to final snagging and handover to the client.

As hands-on Construction Site Manager your job will be to build luxury villas with responsibility for the entire construction process. This includes management of trades to the highest standards, including responsibility for:

- tiling
- painting
-finishing
-dry walling
- slicking

• Provide strong leadership on site, supervising the construction process and ensuring that construction work is completed quickly, efficiently, and to the highest standard.
• Take responsibility for productivity levels on site by ensuring the efficient deployment of trades that work is completed to the appropriate standards first time and that all subcontractors are aware of the project programme and schedule for project completion
• Produce and update daily construction schedules
• Handle weekly payments in association with the Quantity Surveyor.

• Coordinate all supply requirements for materials and manage construction through to final snagging
• As Construction Site Manager you will report directly to the Director or Lead Project Manager.

Desired Skills and Experience

• Previous experience of working as a Site Manager or Construction Manager for a developer working in the luxury townhouse and villa residential sector is preferred
• Demonstrable experience of high luxury internal finishes is essential for consideration for this Site Manager job.

• You must have full-time site-based experience of running 1 to 2 sites concurrently and be experienced in running a project from the start of excavation to final snagging and handover to the client.
• This Construction Site Manager job requires hands-on experience of managing trades to the highest standards, including responsibility for tiling, painting, finishing, dry walling and slicking.
• Suitable candidates must be able to demonstrate experience of strong leadership on site, including supervising the construction process and ensuring that construction work is completed quickly, efficiently, and to the highest standard.
• Outstanding candidates will be able to evidence completed projects in which subcontractors and tradespeople have been efficiently deployed and have worked to appropriate standards, first time, demonstrably aware of the project programme and schedule for project completion.
• You must have experience in handling weekly payments in association with the developer’s Quantity Surveyor.
• Experience needed in coordinating all supply requirements for materials.
• Experience of managing the final stage of construction, including all final snagging and handover to the customer.

• Experience of working in the Caribbean or internationally is advantageous, in order to have had experience of challenging material supply and labour productivity environments.
• Previous experience of working for a property developer is highly desirable

Qualifications/Educational Requirements

• UK experience is preferred, although experience of working in a location like the Caribbean or somewhere comparable is advantageous
• A background in engineering or construction trades is desirable.
