A Quantity Surveyor is required to join a construction consultancy in Newcastle. This opportunity will suit a commercially capable candidate with NEC contract experience who can manage payments, change, subcontract accounts, cost reporting and procurement while supporting the successful commercial delivery of client projects.

Project Details

The Quantity Surveyor will provide commercial and cost management services on construction and infrastructure consultancy commissions in Newcastle and across the North East of England.

Specific project sectors are not currently known. The Quantity Surveyor will work across the project life cycle, supporting NEC contract administration, procurement, cost control, payment, change management and final account activities.

Responsibilities and Duties

The Quantity Surveyor will take responsibility for a range of day-to-day commercial activities while working with senior colleagues and client project teams.

Key duties will include:

  • Interpreting and applying NEC contracts and other standard forms of construction contract
  • Administering contractual procedures, notices and commercial obligations
  • Proactively identifying project risks and commercial opportunities
  • Maintaining accurate risk and opportunity registers
  • Supporting the mitigation of commercial risks and maximisation of project profitability
  • Managing change, including identification, notification, evaluation and submission
  • Supporting the valuation and recovery of variations and compensation events
  • Maintaining accurate records to protect the client’s commercial position
  • Managing applications for payment in accordance with contractual procedures
  • Preparing and submitting accurate valuations and supporting substantiation
  • Managing subcontract accounts through to final account, with appropriate guidance where required
  • Producing accurate cost and value reconciliation reports
  • Reviewing commercial performance and reporting key cost movements
  • Supporting supply-chain procurement and preparing tender enquiries
  • Reviewing tender submissions and assisting with supplier recommendations
  • Preparing final account documentation and supporting commercial negotiations
  • Compiling factual records and commercial narratives to support dispute resolution
  • Supporting junior team members and contributing to continuous improvement within the commercial function
  • Communicating effectively with clients, contractors, subcontractors and internal stakeholders

Desired Skills and Experience

The successful Quantity Surveyor will have practical experience of managing core commercial activities and applying contractual procedures.

Candidates should demonstrate:

  • Previous experience working as a Quantity Surveyor, Cost Manager or Commercial Consultant
  • Practical experience administering NEC contracts
  • A sound understanding of construction contract terms and commercial procedures
  • Experience managing change, including variations or NEC compensation events
  • Experience preparing and assessing applications for payment
  • Knowledge of subcontract administration and final account procedures
  • Experience producing cost reports, forecasts or cost and value reconciliation reports
  • An understanding of project risk and opportunity management
  • Experience supporting procurement and tendering activities
  • Strong record-keeping and document-management skills
  • The ability to prepare clear and accurate commercial correspondence
  • Good negotiation and stakeholder-management skills
  • The confidence to manage a defined workload with limited supervision
  • The ability to support and guide less experienced colleagues

Qualifications/Educational Requirements

  • A degree in Quantity Surveying, Commercial Management or another relevant construction discipline is preferred
  • Demonstrable NEC contract training and experience are required
  • Membership of RICS, ICES or another relevant professional body is desirable
  • Candidates working towards chartered status will be encouraged and supported
