This is an excellent opportunity for a Graduate Cost Consultant, Assistant Quantity Surveyor, junior Cost Engineer, Assistant Project Manager or early-career construction consultant with around 1–3 years of experience to develop specialist expertise in Project Monitor, Loan Monitor and Development Monitor work.

The successful candidate will support senior consultants in reviewing residential development projects on behalf of lenders, investors, funders and other client organisations. The role will involve assessing project progress, reviewing costs, monitoring drawdown requests, identifying risks and preparing clear, professional reports.

This position would suit a commercially minded junior consultant who enjoys residential construction, cost management, project reporting, site visits and risk analysis.

Project Details

The successful Project Monitor / Loan Monitor will work on a range of residential, mixed-use, commercial and development projects.

Duties will include assisting with initial due diligence, reviewing construction budgets, analysing drawdown submissions, attending site visits, reviewing progress against programme and supporting the preparation of lender-focused monitoring reports.

Responsibilities and Duties

The successful Project Monitor / Loan Monitor – Graduate Cost Consultant will support senior team members with:

  • Preparing and contributing to Project Monitor, Loan Monitor and Development Monitor reports
  • Reviewing construction budgets, cost plans, schedules of values and drawdown requests
  • Assessing project costs, contingencies, cash flow and cost-to-complete information
  • Reviewing change orders, variations, payment applications and consultant fee claims
  • Attending site visits and preparing progress notes, photo records and site observations
  • Comparing reported progress against actual work in place
  • Reviewing project programmes and identifying potential delay risks
  • Checking project documentation, including contracts, permits, approvals, insurance and consultant appointments
  • Supporting technical due diligence reviews for lenders, investors and funders
  • Liaising with developers, contractors, consultants, funders and internal cost consultancy teams
  • Maintaining accurate project files, trackers, drawdown schedules and reporting templates
  • Identifying commercial, technical, programme and documentation risks
  • Supporting senior consultants in advising clients whether project funding drawdowns appear reasonable
  • Developing specialist expertise as a Project Monitor, Loan Monitor, Development Monitor, Graduate Cost Consultant or junior Cost Engineer

Desired Skills and Experience

The successful candidate is likely to have:

  • Around 1–3 years of experience in quantity surveying, cost consulting, project management, project monitoring, loan monitoring, development monitoring or construction consultancy
  • A degree or diploma in Quantity Surveying, Construction Management, Project Management, Civil Engineering, Building Surveying or a related construction discipline
  • Experience working as a Graduate Cost Consultant, Assistant Quantity Surveyor, Assistant Project Manager, junior Cost Engineer, Project Coordinator or similar
  • Some understanding of construction budgets, cost plans, payment applications, variations and cost-to-complete reviews
  • An interest in developing a career as a Project Monitor, Loan Monitor or Development Monitor
  • Good written communication skills and the ability to prepare clear, professional reports
  • Good Excel, Word and general document review skills
  • Confidence in attending site visits and discussing project progress with project teams
  • Strong attention to detail and a methodical approach to reviewing project information
  • The ability to identify risks, inconsistencies and missing information
  • A professional, client-facing manner
  • An interest in lender-side, investor-side or funder-side construction advisory work

Qualifications/Educational Requirements

  • Degree or diploma in Quantity Surveying, Construction Management, Project Management, Civil Engineering, Building Surveying or similar
  • Working towards MRICS, PQS, CIQS, RICS, CIOB, PMP or another relevant professional qualification would be advantageous
  • Candidates with experience as a Graduate Cost Consultant, junior Cost Engineer, Assistant QS, Assistant PM, Project Monitor, Loan Monitor or Development Monitor will be of particular interest
