A fantastic Clerk of Works job is available near Cambridge with a well-established construction consultancy.
This permanent, home-based role involves regular site inspections across Cambridgeshire, Suffolk, Norfolk and Essex, monitoring construction quality on residential new-build, refurbishment and mixed-use developments.
Project Details
The successful Clerk of Works will primarily inspect residential new-build and refurbishment projects throughout the Cambridge and wider East Anglia region.
Projects are expected to include new-build housing, apartment schemes, residential refurbishment works and mixed-use developments.
The Clerk of Works will monitor construction quality and progress, identify defects and ensure that works comply with contractual drawings, employer’s requirements, warranty-provider standards and current Building Regulations.
The position is home based, with regular construction site visits generally within approximately one hour’s travelling distance of home if you live in the Cambridge, Bury St Edmunds, Thetford or Littleport area.
Responsibilities and Duties
The successful Clerk of Works will take responsibility for inspecting construction quality across a portfolio of active building projects in Cambridgeshire, Suffolk, Norfolk and Essex.
The role requires a thorough and methodical approach to construction inspection, accurate reporting and professional liaison with project stakeholders.
- Undertake regular site inspections on residential and other building construction projects.
- Monitor the progress, workmanship and overall quality of construction works.
- Verify compliance with contractual drawings, employer’s requirements, warranty-provider standards and Building Regulations.
- Identify and report defects, discrepancies and areas of non-compliance.
- Prepare clear, professional and timely inspection reports supported by photographic evidence.
- Take ownership of defect trackers contained within site inspection reports and ensure they remain accurate and up to date.
- Proactively obtain progress and defect updates from site teams.
- Organise and undertake snagging, de-snagging and end-of-defects-liability-period inspections.
- Liaise professionally with contractors, consultants, developers, client teams and other project stakeholders.
- Attend site and project meetings where required and contribute to quality assurance and compliance processes.
- Maintain accurate project records in accordance with company filing systems and quality-management procedures.
- Manage inspections across multiple construction sites and plan regional travel efficiently.
Desired Skills and Experience
Suitable applicants will have a strong background in building construction and previous experience inspecting residential developments in the UK.
Applications are welcome from experienced Clerks of Works, as well as Site Inspectors, Quality Inspectors, Building Inspectors, and experienced Site Managers who can demonstrate strong construction quality and inspection experience.
- Previous experience working as a Clerk of Works, Site Inspector, Quality Inspector, Building Inspector or Site Manager.
- Strong knowledge of residential construction methods, workmanship standards and UK Building Regulations.
- Experience inspecting new-build housing, apartments, residential refurbishment or mixed-use construction projects.
- Excellent knowledge of building construction processes and the ability to identify defects, poor workmanship and discrepancies.
- Experience of wider building projects such as commercial developments, healthcare facilities, schools, universities or contractor-led construction schemes would be advantageous.
- Ability to manage inspections across several active construction sites and organise regional travel effectively.
- Strong written reporting skills, including the ability to prepare clear and technically accurate reports supported by photographic evidence.
- Good understanding of commonly used construction contracts, including JCT and NEC.
- Experience using tablet-based construction inspection software such as Field View or PlanRadar would be beneficial.
- Strong observational and analytical skills.
- Professional and confident communication skills when dealing with contractors, consultants, developers and clients.
- Ability to research and understand new construction techniques, materials and products.
- Good working knowledge of Microsoft Outlook, Word, Excel and Project.
- Strong organisation, time-management and deadline-management skills.
- Full UK driving licence and willingness to travel regularly throughout Cambridgeshire, Suffolk, Norfolk and Essex.
Qualifications/Educational Requirements
- Associate Membership of the Institute of Clerks of Works and Construction Inspectorate, Assoc. ICWCI, or higher is required.
- Membership of another relevant professional body such as CIOB, RICS or CABE will also be considered.
- A relevant construction-related qualification is desirable.
- Full UK driving licence is required.
