The Clerk of Works will oversee a varied portfolio of building construction projects, with the majority of work expected to be residential. This may include new build housing, apartment schemes, refurbishment works and mixed-use developments.
There is also likely to be involvement in commercial construction projects, healthcare buildings, university projects, school developments, and selected projects delivered for private-sector contractors. Sites will be located across Swindon and within practical travelling distance of Bristol, Bath, Oxford, Oxfordshire, the Midlands and West London.
Responsibilities and Duties
This Clerk of Works job in Swindon will involve regular regional travel to inspect construction quality and ensure compliance across several active building construction sites.
Suitable applicants should be based in or around Swindon, or within a commutable location that allows reliable access to sites in Swindon, Bristol, Bath, Oxfordshire, the Midlands and West London.
- Undertake regular inspections on residential and wider building construction sites across Swindon and the surrounding regional area
- Travel to project sites in Swindon, Bristol, Bath, Oxford, Oxfordshire, the Midlands and West London as required
- Monitor workmanship and materials on mostly residential projects, with some commercial, healthcare, university and school schemes
- Inspect works being delivered by developers, public sector project teams and private sector contractors
- Ensure works comply with drawings, specifications, quality standards and UK building regulations
- Identify defects, snags and non-conforming work and ensure appropriate corrective action is taken
- Prepare detailed Clerk of Works inspection reports with clear written comments and photographic records
- Liaise professionally with contractors, consultants, developers, client teams and private sector contractor representatives
- Attend site meetings and contribute to quality assurance and compliance processes
- Support the consistent delivery of high-quality residential, commercial and public sector building projects across multiple locations
Desired Skills and Experience
The ideal Clerk of Works will have a strong construction background and previous experience inspecting residential developments in the UK. Experience across broader building projects, such as commercial, healthcare, education or contractor-led schemes, would also be highly beneficial.
- Previous experience as a Clerk of Works, Site Inspector, Quality Inspector, Building Inspector or Site Manager
- Good understanding of residential construction methods, workmanship standards and UK building regulations
- Experience in inspecting new build housing, residential refurbishment, apartments or mixed-use construction projects
- Wider project experience in commercial buildings, healthcare, schools, universities or contractor-led construction projects would be advantageous
- Strong location fit, ideally based in Swindon or within easy reach of Swindon, Bristol, Bath, Oxfordshire, the Midlands and West London
- Ability to manage inspections across multiple sites and plan travel efficiently
- Strong written reporting skills and the ability to produce clear photographic inspection records
- Confident communication skills when liaising with contractors, consultants, clients and contractor teams
- Full UK driving licence and willingness to travel regionally as required
Qualifications/Educational Requirements
- ICWCI qualification, such as MICWCI or LICWCI, preferred
- CIOB, RICS, CABE or similar professional membership considered
- Construction-related qualification desirable
- Strong practical construction experience across residential and wider building projects will also be highly valued
